Here are some of the key areas that we can help you with:

Getting pre-approved by a lender
By providing your Realtor with some basic information about the TYPE of property you want – and then your income, savings, and debt, we can assist you in getting pre-approved by the right lender for your property. Picking the RIGHT lender is important – since not all lenders loan on ALL property types. Once you get connected to the right lender – they will then go over your financing options, what monthly payment amount you can afford, and what you can expect for down payment requirements and closing costs.

Choosing a home
For most buyers, choosing a home is an emotional process. We can assist you in this process by offering objective information about each property you look at. From local subdivision information like restrictions, dock accesses and closest boat ramps – to community information like closest shopping options, restaurants – to home-specific details like condition and amenities. We can help you find what you’re looking for.

Making an offer
Once you’ve found the home that best fits your wants and needs, we will research recent comparable sales of similar homes in the area to help determine a fair offer price. Based on those comparable sales, as well as other factors like CURRENT market conditions, inspections and repairs, we can help you structure an offer and negotiate to get the very best deal possible.

Closing
Closing, or settlement, can be a complicated process. In many cases, it takes the coordination of an effective Realtor to bring things together within the timeframes allowed for in your contract. Usually a title or “escrow” company handles the actual closing meeting. But your Realtor will coordinate all of the different parties that are involved prior to “closing day.” And f there is a lender involved, they will require some coordination on our part too:)

There are inspectors to schedule, appraisers, surveyors, County Health officials, communication with the Corp of Engineers if this is a lakefront or area property, and more – all with a possible part to play in getting to your closing.
